With that being said, we’ve compiled your comprehensive guide to The Grande in Port Moody along with everything you need to know about pricing, floor plans, location, the developer, deposit schedules, and more.

  1. LOCATION:

    The location is in the Suterbrook area of Port Moody nearby Newport Village, Rocky Point Park, and the Evergreen skytrain line. You are walking distance to coffee shops, grocery stores, gyms, restaurants, and transit. The building will be located in the heart of Suterbrook Village off of Murray Street and Ioco.   2. TOWER TWO SURROUNDINGS & VIEWS:

    Tower Two is located North West of Tower One. All SE facing units will be looking at Tower One’s NW facing units. South units will be towards the skytrain and St. John’s/Barnet Highway and North units will be towards the remainder of Suterbrook Village with views of the mountains. The E side of the building will be overlooking a low-rise rental only building (6 storey), the courtyard, and Ioco.   3. DEVELOPMENT DETAILS: 

    The Grande development will consist of 3 buildings:

    1. Tower One 26 storey concrete high rise
    2. Tower Two 26 storey concrete high rise
    3. Rental Only 6 storey apartment building
  4. COMPLETION DATE:

    Completion is estimated for 2020.

  5. DEVELOPER:

    Onni is the developer, and they have an excellent reputation building properties throughout Greater Vancouver. They have built the majority of condos and townhouses in the Suterbrook area of Port Moody, as well as the Riva in Richmond, Oasis in North Coquitlam, Central in Vancouver, and The Mark in Vancouver. Thus, they have the experience in building that you want and need. Their buildings are also backed with a reliable 2-5-10 warranty provided through National Home Warranty. Towers are designed by award-winning Ciccozzi Architecture.

  6. DEPOSIT:

    The deposit scheme is a total of 25% over a period of time. 10% is due upon writing an offer, 5% is due on the date that is the later of 270 days from the Vendor’s acceptance or Amendment to Disclosure for Building Permit Issuance. 5% is due 365 days after the Vendor’s acceptance, and the remaining 5% is due 540 days after the Vendor’s acceptance.

  7. DEN INFO:

    The dens do not have a window or a closet. Furthermore, the ‘Junior 2 Bedroom’ properties are actually just a 1 bed + den that can fit a small bed.

  8. FLOOR PLANS:

    Floor plans range from 1 bedroom to 2 bedroom+family room properties with sizes as small as 595 sqft. and as large as 1245 sqft. For exact plans and pricing options, contact us today.  We can send them over to you and discuss what options would be best based on your real estate goals.

  9. TRANSPORTATION:

    You are walking distance to Inlet Centre Skytrain station, a skytrain that runs in to east bound to Coquitlam and west bound to Burnaby, New Westminster, Surrey, and Vancouver. There is also a bus off of Ioco which runs directly in Moody Station where Port Moody residents can catch the Westcoast express, which is an express train running in to the Waterfront area of Vancouver.

  10. COLOUR OPTIONS

    There are 2 different colour options, in which they have named Westcoast and Evergreen. Westcoast has hints of lighter brown, and has more earthy tones. Evergreen is more drastic and modern, with dark brown and whites. [see picture for details]20180410_142257 20180410_142303

  11. HEIGHT:

    The building is a 26 storey, concrete building.

    Height of the interior of each unit will consist of 9 foot flat-painted ceilings throughout living spaces in most homes.

  12. RENTAL INFORMATION:

    There will be no initial restrictions for rentals upon occupancy, so rentals are allowed. For more details on this and rent estimates, give us a call!

  13. SIZE:

    Sizes range from a modest 595 to a large 1,245 square feet. Each unit has 9’ ceilings, which climb even higher in select top floor homes, which make the units feel larger and spacious – regardless of what size you choose.

  14. PARKING & STORAGE:

    There will be 1 parking stall and 1 storage unit included with every unit in the building. For those that would like a second spot, they are limited, but can be purchased. The second parking stall may only be given to units that are on the 12th floor and above.

  15. AMENITIES:

    The Grande will feature an exclusive health and fitness club, with over 18,000 square feet of indoor and outdoor amenity space. There will be a party room with a full chef’s kitchen, dining area and lounge/private dining roof. There will be both a games room and theatre, along with a large, multi-faceted fitness area with a gym, yoga room and stretching area. There will also be a steam room, sauna room, pool, hot tub, and community gardens for relaxing.

  16. ASSIGNMENTS:

    All assignments are subject to developer approval, and can be denied. If the developer does approve, for Tower One there is a 3% assignment sales price fee to be paid to the developer. For Tower Two, the developers are considering increasing the assignment fee to potentially 5%. The sales staff has indicated that they will most likely reject all foreign assignments, and that the only permitted assignments will be to family members and due to hardship.

  17. SALES START:

    Tower One: Sales for Tower One started in summer 2017.
    Tower Two: Onni has estimated that sales for Tower Two will start in the summer of 2018, most likely in June or July.

  18. PRICING:

    Pricing for Tower Two has not yet been released. Contact us directly for price per square foot estimates and anticipated pricing for Tower Two.
